What Causes Joint Pain In The Ankles And Knees?

I have joint pain mainly in my ankles but some in my knees and when I open my groin out to stretch. It has recently started to hurt even when I walk, I played football well into my 40 s and am 52 now. The pain seems to be in the same place on both feet and is very debilitating?
