What Complications Can Arise During Pregnancy At The Age Of 40?

I am rajesh,42 years still single.I fall in love with a married girl of 40.She is not happy with her Husband and thus we in touch and now it is close.She is still young and recent test shown she having more tendency to get pregnant.Her husband is pancreatic and sugar patient.
Now it may get some more time to gett marry her since we are waiting for that.I am desired to have kid and i am worrying if it delay furthr how she will be.her mensus is exactly in 25 days and as of now understand ok.
My query is how long we can drag her health condition some more extend.If so what diets help her .Also her husband is heavy drinker and he used to sex with her weekely once.will it affect her.
Can u please guide us..

Have a doubt too.We both are very well interested in having sex.But her worry is since i am fresh(i never had sex),chances of may get pregnant.Her husband already with her and also he is not using any precautions and never got pregnant in the last 10 year ie after her second daughter nothing.Mainly becoz he is sugar patient,heavy drinker and pancreatic too.
Is her worry is concidered?will it hit in my 1st chance.if so is there any way to rectify with out using any condoms.
