What Causes Painful Tensor Fascia In Hip?

I am a runner was running about 12-15 miles per week. also deliver mail and sit in my car 4 hours a day. My tensor facia in my hip has been sore since july and I am unable to run without pain. Pain bad enough i had quit running in hopes that it would get better. Hurts most when barring weight or when i stretch it. Also hurts the most when i get up from sitting,Is this bursitis Had xray and came back with nothing abnormal. What can i do to get back running again.
